The unfair part of this is that the $500k threshold for the tax hasnt been updated since 1997.
In 1997 the average price for a house in California was about 180k now its $800k. If the tax was the same ratio it now wouldnt apply until the house was worth about 2.2mil (napkin math, I’m not getting out the calculator) Now I’m not saying they arent crying about a problem many of us would kill to have but thats a difference of about $340,000 in taxes.

These arent property speculators or people buying and parking empty homes. They are people who bought a house, lived in the community, probably raised a family and didnt move for 30 years and now want to downsize.
In fairness, buying into those retirement communities aint cheap either. They know that people looking to move into them are usually selling an older and much larger home and can afford to pay a premium.

Nah, a well done custom will retain most of its value provided we arent talking about hyper individual customisation. Theres a lot of dead time involved in a well executed custom and theres a value to it being already done that a lot of cashed up people are willing to pay a premium on that offsets the outlay, You usually wont make money though.

I own a home and its insane how people who have never owned underestimate the cost of actually owning a property. “I can pay $1500 in rent, but apparently I cant afford a $1500 mortgage”… like… you probably cant. Banks arent not lending to you because they dont want to make an assload off interest. They tried lending out money to everyone who swore they could keep up the payments and 2008 happened.
The nature of the fediverse means bad actors could run rampant, jumping instances and usernames to turn the place into a shitshow.

You make a bolognaise with 95% lean mince, straight up vegetable based sauce, saute the vegetables in the fat and juices from the beef, some fresh basil and cook it long and slow. Use fresh egg pasta to keep the carbs down and give it a light grating of a nice aged parmesan.
Its got far better macros than the bolognaise I’d make if I was feeling lazy and I wouldnt use fresh egg pasta either, add in the layers of cheese and bechemel I’d put into a lasagne and its a no brainer.

Emulsifiers
Mass produced bolognaise sauce isnt going to use quality 95% lean mince or drain off the fat. They add the tomatoes and emulsifiers so it all becomes a rich cohesive sauce. Then they salt and sugar it to get it perfectly inoffensive to most tastes.
Ive been using it a lot lately to compare specs on consumer items. If you cant for the life of you figure out why 2 tvs are different prices without doing a heap of AV nerd research ask it to compare the model numbers and give you a breakdown of the differences.
I dont ask it for anything that could be a subjective opinion.
